Big Motoring World’s Camberley used car site lined up for spectacular £20m sale

The site of Big Motoring World’s Camberley store is set to go up for sale, with experts tipping the plot to fetch close to £20m.

Car Dealer has seen a draft brochure from estate agents, which reveals that offers are set to be invited in excess of £19.5m for the highly-desirable site.

The document also reveals that Big Motoring World is currently paying £1.21m per year in annual rent, having taken over the former CarShop site from Sytner back in 2024.

That amount is subject to review every five years, with the next potential hike set to come in December of next year.

The document describes the property as a ‘long income investment opportunity’ and says the rent is guaranteed by Sytner, which continues to sub-let the site to Big Motoring World.

The 124,400 sq ft dealership occupies a 3.58-acre plot on a ‘key arterial route’ at the junction of the A331 and A30 and is leased until December 2047.

Estate agents Savills and Cushman & Wakefield say the site benefits from a ‘prominent roadside position’, a ‘large affluent catchment area’ and ‘close proximity to major retail destinations’.

Based on the £19.5m guide price, the sale would represent a net initial yield of around 7%, according to the marketing materials.

Car Dealer has contacted Big Motoring World, Sytner, Savills and Cushman & Wakefield for comment.

Big Motoring World’s deal to take on the site – as well as other former CarShop locations in Norwich and Sheffield – has proved controversial, with executives accused of withholding information from ousted founder Peter Waddell.

The High Court heard in March that Waddell was not fully informed during negotiations, amid concerns around how he might exploit sensitive information.

Current CEO Laurence Vaughan said the business feared the deal could be undermined if details were disclosed too early, meaning Waddell – Big Motoring World’s biggest shareholder – was kept ‘entirely in the dark’ about the deal.

Since then, the used car supermarket group has agreed to take over another former CarShop site in Warrington.
